GLENCOMETRICS INC.“THE
WOW FACTOR”: SEE MAINTENANCE PROBLEMS LONG BEFORE THEY HAPPEN…. PMs
SAVE MONEY
For immediate release November 2 , 2001 Toronto, ON – PM ONLINE, a leading provider of e-commerce services to landlords, distributors, and suppliers in the Property Management industry, announced today that GlencoMetrics Inc., a leading service provider and expert in the Property Maintenance across the GTA has joined PM Online as a supplier member. Through the agreement, PM Online will provide GlencoMetrics Inc., with continuous brand identification on the PM Online supplier directory, located at www.pmonline.com. The company's name and logo will be listed within the dealer/supplier index section where navigational links to the GlencoMetrics Inc. web site at www.glencometrics.com will be housed. GlencoMetrics Inc., today announced a strategic refocusing that will concentrate on meeting the needs of the multi-unit residential market, in addition to it’s already strong institutional, commercial, and industrial sectors. “Today’s residential property owners and managers need to reduce the costly repairs of today and tomorrow”, says Ward Sullivan of PM Online. “GlencoMetrics through it’s thermographic inspections, allows owners and managers to see problems before they happen, and takes steps to prevent mechanical and electrical breakdowns”. In fact some instances of multiple repairs, can be avoided completely, and hence this service offered by GlencoMetrics pay back a return immediately and repeatedly. “PM Online is a logical step for us in reaching out to the property management industry”, says Chris Stolarek of GlencoMetrics. PM can connect us to the right people for a very reasonable price. Infrared Imaging ServicesGlencoMetrics
Inc. provides reliable and cost-effective state-of-the-art
predictive maintenance and quality assurance inspection
services, to meet the needs of all commercial and industrial
property managers. GlencoMetrics
Inc.’s primary focus is on electrical distribution systems
inspection and analysis. “We
offer a non-conventional approach to equipment and building
systems maintenance inspections through the use of Infrared
Thermography (IRT)” says Chris Stolarek of GlencoMetrics.
“Infrared Thermography is a proven technique for the
detection of deficiencies in equipment operation before they
lead to out-right failures and the associated damage repair
costs. It is
ideal for energy management programs when evaluating thermal
properties of buildings and other insulated structures and can
be used as a quality assurance in many types of installation
and construction projects”.
“Most
equipment failures do not happen spontaneously” says Chris.
“There is a period of time before failure where
thermal anomalies can be detected and evaluated as to their
severity, cause and probability of leading to functional
failure within a given interval.
The detection of these anomalies, with the use of IRT,
provides those responsible for the proper functioning of the
equipment with powerful information with which to
strategically plan and prioritize maintenance activities in
order to avoid the consequences of an unscheduled disruption
in equipment operation due to failure”. The
use of IRT as a predictive maintenance tool has the following
advantages: ·
Equipment
does not have to be taken off-line in order to carry out the
inspection. This
means less equipment downtime and fewer interruptions to the
facility operations. This
is especially relevant to electrical and mechanical building
equipment. ·
It is
efficient and reliable. Maintenance activities are only
performed on those pieces of equipment which really need it.
Often, unnecessary maintenance is carried out on
equipment just as a matter of scheduled prevention.
IRT's predictive quality saves on maintenance costs in
the long run. · IRT is non-invasive. Often, with conventional maintenance approaches the maintenance itself causes disruption to an otherwise stable system, leading to premature failure of sensitive components. IRT is a non-destructive, non-contact inspection technique. Also, because of its non-contact character, it allows measurement of aspects of equipment and material performance during operation that would otherwise be too dangerous to undertake or require extra protective gear or equipment shutdown (i.e. increased inspection cost). · The cost of IRT inspections is typically 1/5th to 1/10th the cost of conventional maintenance inspection techniques. In most cases it is far less labour intensive than conventional techniques for the amount of information provided, meaning that these savings can be passed on to the client. · GlencoMetrics Inc. maintains an extensive database of infrared images, correlating to equipment performance. This facilitates trend analysis of equipment performance; maintenance and repairs that can be used by the property manager to better understand the operation and maintenance needs of building assets under their care. This again, leads to increased long-term savings over the lifetime of the equipment and building structures. The advantages of an infrared inspection program are based on the above overall advantages, yet are no less important:
Many large property management companies use IRT on a regular basis to ensure the stability and safety of their electrical distribution network. The benefits to this sector are similar to those stated above except with Safety of personnel being the number one benefit to this sector. Contact GlencoMetrics for a list of references.
